Summerlin is one master plan, but a handyman in Summerlin works in very different houses depending on the village. We are an insured local crew doing repairs, installs and remodels across it, from 55-plus homes in Sun City Summerlin to custom homes in The Ridges and Red Rock Country Club.

Summerlin was developed by the company now known as the Howard Hughes Corporation and is named for Hughes's grandmother, Jean Amelia Summerlin. Del Webb's Sun City Summerlin went up from 1989 to 2002, and Summerlin's first residential area, park and school were complete by the end of 1990. Summerlin South, home to The Ridges and the guard-gated Red Rock Country Club, grew fast in the 2000s, and Summerlin West holds the newest builds.

Across all of it, the conditions match the rest of the valley: very hard water, summer highs above 110°F and stucco homes on concrete slabs. Skye Canyon to the north is a separate master plan with its own HOA rules, not part of Summerlin, and we work there too.

Sun City Summerlin is a 55-plus community of 7,779 homes. For many owners there, the most useful project is a shower remodel: a walk-in shower with a bench, a handheld sprayer and grab bars anchored to solid blocking in the wall.

Tile and grout from that era have had decades of very hard water running over them. Tile installation here often means replacing cracked floor tiles, and when the original tile is no longer made, choosing between the closest match and retiling the whole room. Heavy scale on shower glass and fixtures is also a fair reason to replace them during a remodel instead of fighting it.

Summerlin's earliest neighborhoods date to around 1990 and show the same wear as other valley homes of that age: tired paint, dated light fixtures and caulk that has pulled away. Interior painting and lighting installation are two of the quickest ways to update them without opening walls.

Younger homes in The Paseos and Summerlin West usually need less fixing and more finishing: mounted TVs with hidden cables, fans in bedrooms and shelving in the garage. New grout is also worth sealing early, before hard water has years to stain it.

Red Rock Country Club has about 975 custom and semi-custom homes behind staffed gates, and The Ridges is also a guard-gated community of custom and semi-custom homes. In houses like these, a repair has to match finishes the owner chose carefully, such as stone, specialty tile and designer fixtures, so matching matters as much as function.

Gate access is part of planning the job. In a guard-gated community, the crew and any deliveries need to be on your visitor list, so we confirm the date and names ahead of time. Where a home has a tall entry or great room, chandelier and fan work needs the right ladders or scaffolding, and we plan for that in the quote.

Walk-in closets and large garages are where custom closets make the most sense: shelving, drawers and hanging space built to the room instead of a kit that almost fits. We measure on site and include it in the itemized estimate.

Summerlin North, South and West each have their own community association with published design guidelines, and a village or neighborhood association can add rules of its own. The guidelines reach further than many owners expect: doors, windows, lighting, walkways and paint colors in front, side and rear yards, visible from the street or not.

Exterior painting on stucco, trim or a garage door needs an approved color before work starts, so build the review time into your plans. Desert sun is hard on exterior paint, so a coating made for heat and UV matters as much as the color.

Permits depend on where in Summerlin you live. Most of Summerlin is inside the City of Las Vegas, which issues permits there, while Summerlin South, including The Ridges and Red Rock Country Club, is unincorporated Clark County and permits come from the county.
